As we step into the fall season, the real estate market is shifting along with the cooler days. Sales have slowed compared to last year, but home prices in both Guelph and Centre Wellington remain strong.
In the City of Guelph, sales activity slowed in August with 82 homes sold, down both month-over-month and year-over-year. Despite this, the average sale price rose to $916,905, up 6.45% from July and 6.97% compared to last August. Detached homes led the way at $963,997, while condos averaged $442,522. On average, homes took 31 days to sell, and sellers received 97.6% of list price.
In Centre Wellington, the market saw 31 homes sold, up slightly from July but down sharply compared to last year. The average sale price climbed to $952,661, an 8.27% monthly increase and nearly 20% higher year-over-year. Detached homes averaged $936,635, while condos came in at $602,557. Homes sold in 37 days on average, with sellers receiving 97.7% of their asking price.
Overall, prices remain resilient despite slower sales activity. Sellers continue to benefit from strong home values, while buyers are navigating a market with fewer listings and steady competition.
