Guelph & Centre Wellington Real Estate Market: October 2026

Nov 4,2026 | Market Reports

The Guelph real estate market eased into fall in October, with 204 new listings coming to market and 83 homes sold. Sales were down 13.54% from September and 22.43% compared to October 2025, while new listings dipped 11.30% month-over-month and 5.99% year-over-year. With both supply and sales pulling back, the market is following a fairly typical autumn pattern.

The average sale price came in at $839,732, down 5.67% from September and 2.00% below October 2025. Homes sold for an average of 97.4% of list price and took 33 days to sell, two days faster than last month and unchanged from October 2025.

Even with fewer transactions, homes that did sell moved at a steady pace and close to asking. Buyers have a healthy amount of choice heading into the cooler months, and sellers who price in line with recent comparables are still seeing results.

Detached Homes

Detached homes averaged $889,987 in October, down 5.24% from September but up 0.31% compared to October 2025. Year-over-year, this segment remains essentially flat, which points to stable values once you look past normal month-to-month movement.

Buyers looking for a detached home may find a little more room to negotiate than earlier in the year, while sellers with well-maintained, well-priced homes remain in a solid position.

Townhomes & Row Units

Townhomes and row units posted an average sale price of $670,372, down 7.38% from September and 11.75% from October 2025. This segment continues to face competition from new construction, where builder incentives and rebate programs give buyers attractive alternatives.

For resale townhome sellers, sharp pricing and strong presentation are the best tools for standing out. For buyers, this segment is offering more value than it did a year ago.

Condominium Market

The condominium market averaged $401,881 in October, down 26.09% from September and 24.82% year-over-year. A swing this large in a single month usually reflects which specific units happened to sell (their size, age, location, and finishes) rather than a sudden drop in condo values across the board.

That said, the year-over-year trend does show a softer condo market, and resale condo sellers should continue to price carefully against both existing inventory and new-build options.

Centre Wellington Real Estate Market Update | October 2026

Centre Wellington had a quieter October, with 83 new listings (down 11.70% from September but up 3.75% from October 2025) and 32 homes sold, a 21.95% decrease from September and 8.57% below October 2025.

The average sale price came in at $948,094, down 4.08% from September and 2.83% compared to October 2025. Interestingly, every individual home type saw a larger monthly decline than the overall average did (see below). That tells us the overall figure was supported by a mix of sales weighted more toward higher-priced detached homes, rather than reflecting any real strength or weakness in values on its own. Homes sold for an average of 97.7% of list price and took 51 days to sell, 10 days longer than September but 5 days faster than October 2025.

Detached Homes

Detached homes in Centre Wellington averaged $987,364 in October, down 7.11% from September but up 0.35% from October 2025. Like Guelph, detached values are essentially level year-over-year, with the monthly dip falling within normal seasonal movement.

With homes taking a bit longer to sell this month, buyers have time to compare options carefully. Sellers will benefit from realistic, comparable-based pricing right from the start.

Townhomes & Row Units

Townhouse and row unit sales averaged $643,400, down 9.06% from September and 18.04% from October 2025. This segment has softened noticeably over the past year, which creates real opportunity for buyers looking for a more affordable way into the Centre Wellington market.

Apartment/Condo Units

Apartment and condo units averaged $575,000, down 5.74% from September and 27.47% from October 2025. Supply in this segment is limited in Centre Wellington, so a small number of sales can move the average considerably from month to month and year to year.
