Guelph Real Estate Market Update | August 2026

The Guelph real estate market saw sales activity tick up in August, with 97 homes sold, up 1.04% from July and a strong 14.12% increase compared to August 2025. New listings pulled back, down 7.98% from July and down the same 7.98% year-over-year, tightening the balance between buyers and sellers somewhat.
The average sale price came in at $851,804, down 2.59% from July and down 6.42% compared to August 2025. Homes sold for an average of 97.1% of list price and took 35 days to sell, one day faster than July and one day slower than August 2025.
Despite the softer pricing, the pickup in sales alongside fewer new listings suggests Guelph’s market found a bit more balance heading into late summer. Buyers are still finding value in today’s prices, while sellers of well-priced homes continue to see consistent activity.

Detached Homes
Detached homes averaged $885,593 in August, down 1.52% from July and down 7.98% compared to August 2025. This segment continues to see softer year-over-year pricing, giving buyers a bit more negotiating room than they had a year ago.
Sellers of detached homes should price with current comparables in mind rather than looking back to last year’s figures.
Townhomes & Row Units
Townhouse and row unit sales averaged $694,981, down 0.91% from July and down 3.02% year-over-year. This segment remains a relatively affordable entry point into the Guelph market, even with pricing softening slightly over the past year.
Condominium Market
Apartment and condo units averaged $518,166, down 1.37% from July but up a notable 16.78% compared to August 2025. As with any smaller segment, month-to-month figures can reflect which specific units happened to sell as much as any broader shift, but the year-over-year gain does point to strengthening demand for condos in Guelph.
Resale condo sellers are benefiting from that year-over-year strength, though buyers still have some room to negotiate given the modest monthly dip.
Centre Wellington Real Estate Market Update | August 2026

Centre Wellington saw a busier August, with 43 homes sold, up 10.26% from July and a substantial 38.71% increase compared to August 2025. New listings also rose, up 1.18% from July and up 14.67% year-over-year, giving buyers a bit more selection alongside the stronger sales pace.
The average sale price jumped to $886,404, up 11.36% from July, though still down 6.96% compared to August 2025. That monthly increase is considerably larger than what we saw across the individual home types below, which tells us it was driven mainly by a shift in the mix of homes that sold rather than a broad jump in values. Homes sold for an average of 97.0% of list price and took 40 days to sell, three days faster than July, though three days slower than August 2025.

Detached Homes
Detached homes in Centre Wellington averaged $916,402, up 2.68% from July but still down 2.16% from August 2025. Pricing here remains a touch below where it was a year ago, which continues to work in buyers’ favour for this segment.
Sellers should lean on recent comparables rather than last year’s numbers when setting an asking price.
Townhomes & Row Units
Townhouse and row unit sales averaged $684,700, down 1.25% from July. Year-over-year data wasn’t available for this segment this month.
Apartment/Condo Units
Apartment and condo units averaged $846,222, up 6.78% from July and up a strong 40.44% year-over-year. Supply in this segment remains limited in Centre Wellington, which can make month-to-month averages more volatile than in larger markets like Guelph.
What This Means for Buyers & Sellers
August brought more sales activity to both markets, with Guelph and Centre Wellington each posting double-digit year-over-year increases in homes sold. Guelph’s pricing eased slightly on tighter new supply, while Centre Wellington’s overall average moved more due to the specific homes that sold that month rather than a broad shift in value. In both markets, well-priced, well-presented homes continue to attract buyers.
