The Guelph real estate market continued to offer buyers increased choice throughout June, while sellers navigated a more competitive and price-sensitive environment. With 243 new listings coming to market and 111 homes sold, sales activity remained consistent with May, although the number of sales was down 14.62% compared to June 2025.
The overall average sale price reached $877,981, representing a 3.44% decrease from May and a 4.37% decrease compared to June 2025. Homes sold for an average of 98.1% of their list price and spent approximately 29 days on the market, two days longer than the previous month.
While the overall market remains active, the June statistics highlight the importance of looking beyond the city-wide average. Market conditions continue to vary considerably depending on property type, neighbourhood, price range, condition, and competition from other available listings. Buyers are taking more time to compare their options, while homes that are well presented and strategically priced continue to attract attention.
The increase in average days on market also reflects a more measured pace. Buyers generally have more time to complete their due diligence, review comparable sales, and negotiate conditions. For sellers, creating a strong first impression and establishing the right pricing strategy from the beginning remain important, particularly as available listings continue to provide buyers with additional choice.
Detached Homes
Detached homes continued to demonstrate relative stability within the Guelph market. The average sale price reached $912,587 in June, representing a 3.35% decrease from May and a 4.52% decrease compared to June 2025.
Although prices moderated during the month, detached homes remain an important segment of Guelph’s housing market.
Buyers currently have more selection and negotiating flexibility than they may have experienced in previous years. However, desirable detached homes that are well maintained, appropriately priced, and located in sought-after neighbourhoods can still generate strong interest. Sellers should be mindful that buyers are carefully comparing value, and homes that require significant updates or are priced above recent comparable sales may take longer to sell.
Townhomes & Row Units
Townhomes and row units recorded an average sale price of $691,633 in June, a decrease of 3.74% from May and 8.66% compared to June 2025.
This segment continues to appeal to first-time buyers, young families, downsizers, and those looking for a more affordable alternative to detached homeownership. However, resale townhomes are facing increased competition from new construction developments offering builder incentives, flexible deposit structures, and government rebate opportunities.
With more options available, buyers are closely comparing monthly carrying costs, condominium or maintenance fees, property condition, and the long-term value offered by both resale and newly built homes. For resale sellers, competitive pricing, thoughtful preparation, and professional marketing are increasingly important when positioning a property against both existing inventory and new construction.
Condominium Market
The condominium market experienced the most significant price adjustment in June, with an average sale price of $405,913. This represents a decrease of 22.86% from May and 24.14% compared to June 2025.
Monthly average prices can be influenced by the size, location, age, and style of the condominiums sold during a particular period. As a result, these figures do not necessarily indicate that every condominium has experienced the same change in value. However, the statistics continue to reflect a highly competitive environment within the resale condominium market.
New-build condominiums offering GST/HST rebate opportunities, builder incentives, and move-in-ready inventory continue to create additional competition for resale units. Buyers are weighing these incentives against the benefits of resale properties, including established communities, known operating costs, completed amenities, and the ability to see the finished home before purchasing.
For condominium sellers, accurate pricing is especially important. Buyers are carefully comparing not only sale prices, but also monthly condominium fees, parking, storage, amenities, building age, location, and overall affordability.
