Buying instead of renting? Why more University of Guelph parents are exploring ownership

Jan 27,2026 | Buying

Are you the parent of a child who will be attending the University of Guelph?

If so, thereโ€™s a trend in local real estate you may want to know more about.

โ€œAs we launch into 2026, there is a trend we see forming in the investment property market. Parent investors (investors purchasing for their child who attend the University of Guelph) have become a popular pool of buyers so far this year,โ€ says REALTORยฎ Nick FitzGibbon.

Thanks in part to continued pressure on rental availability and rental rates, many parents are shifting gears from helping their child find a rental to working with a REALTORยฎ to explore purchasing options instead.

โ€œFrom an investment standpoint, buying a property with the intent to hold it for years has always been a smart and lucrative strategy. To hold a property in an appreciating market can lead to financial gains while creating stability for a childโ€™s housing situation during their time at the University of Guelph. Being the landlord guarantees your child will not be uprooted by a landlord who is looking to sell their unit or move into the property themselves. It also eliminates the fear of rent hikes or another big jump in the rental market,โ€ he explains.

โ€œAll this while you are paying down your own property instead of paying the mortgage for someone else.โ€

If you are having trouble affording or finding a rental for your child, you might want to consider speaking with your mortgage specialist to see if purchasing may be a better strategy for your situation. FitzGibbon recommends speaking to Paul Gazzola ofย Guelph Mortgage Architectsย orย Dylan Furlongย of Champion Mortgage.

The following listings, for example, are currently available and may appeal to university parents and investors.

Theyโ€™re strong options for buyers who are looking to invest in the Guelph real estate market while securing housing for a university student. Each property offers convenient access to student amenities, transit routes, and everyday essentials, depending on lifestyle needs and budget.

27 Miller St, Guelph | Designed for Accessibility, Comfort, and Long-Term Living

Jan 26,2026 | Guelph Living

When accessibility is thoughtfully integrated from the start, a home becomes more than just functional. It becomes empowering, comfortable, and truly livable for every stage of life. This beautifully maintained bungalow in Guelphโ€™s desirable South End is a strong example of how intentional design choices can support mobility, independence, and ease without sacrificing style or space.

Accessibility First, Without Compromise

This home is fully wheelchair accessible, with accessibility thoughtfully integrated throughout rather than added as an afterthought. Every major access point and living area has been designed to support mobility, independence, and ease of movement.

The main floor features wide 34-inch doorways throughout, allowing for smooth wheelchair access between rooms. A ramp leads to the front entrance, and an additional ramp in the garage provides a second accessible entry point, offering flexibility and convenience for daily use. An automated man door further enhances ease of access, reducing physical effort when entering or exiting the home.

The open-concept layout removes unnecessary barriers and allows for clear sightlines and seamless navigation between the kitchen, dining, and living areas. In the kitchen, all lower cabinets are equipped with pull-out drawers, making storage fully accessible from a seated position. Under-sink access has been incorporated to allow for comfortable wheelchair use without compromising functionality or design.

Bathrooms continue the homeโ€™s commitment to barrier-free living. The primary bathroom includes multiple strategically placed grab bars for added safety and confidence, along with a zero-clearance, roll-in shower with no thresholds. These features eliminate trip hazards and allow for safe, independent use. A stair lift provides accessible movement between levels, ensuring the entire home can be enjoyed comfortably.

Together, these features create a home that supports dignity, autonomy, and long-term livability, making it an excellent option for those planning to age in place, accommodating mobility needs, or seeking a truly accessible living environment from day one.

A Layout That Supports Everyday Life

This bungalow offers 2 plus 2 bedrooms and 3 full bathrooms, with over 2,000 square feet of finished living space. The main floor is bright and welcoming, ideal for both quiet daily routines and hosting family or friends. The open layout allows for easy navigation while still offering defined spaces that feel warm and inviting.

Downstairs, the fully finished basement adds significant flexibility. A full wet bar with ample cabinetry, built-in wine racks, and a full-size refrigerator makes the space perfect for entertaining, hosting extended family, or creating a secondary living area. Whether used as a recreation space, guest suite, or multigenerational living area, the lower level expands what this home can offer while maintaining accessibility throughout.

Thoughtful Updates and Recent Improvements

Beyond its accessible design, the home has been carefully maintained and updated to ensure peace of mind for years to come. Recent improvements include full interior painting throughout the home, including all rooms, the front and back doors, and the garage door. Landscaping has been refreshed with new mulch and a full fall cleanup, enhancing curb appeal while keeping maintenance manageable.

Mechanical updates include a new air conditioner installed in 2025, a new water softener in 2025, and an upgraded 60-gallon hot water tank. A new natural gas BBQ and updated kitchen faucet further add to the homeโ€™s move-in-ready appeal.

A Home That Adapts With You

What truly sets this bungalow apart is its ability to meet people where they are and adapt as life evolves. Whether you are seeking a fully accessible home, planning for aging in place, supporting a family member with mobility needs, or simply valuing smart, barrier-free design, this home offers a rare combination of practicality and comfort.

Located in Guelphโ€™s South End, the property is close to everyday amenities while providing a quiet, residential setting. It is a home designed not just for today, but for the years ahead.

Accessibility should never feel like an afterthought. In this bungalow, it is the foundation, thoughtfully woven into every detail to support independent, confident living.

โ€œThis is one of those properties that just doesnโ€™t come around very often. Youโ€™ve got real history here, paired with one of the most thoughtfully executed renovations Iโ€™ve seen,โ€ said REALTORโ“‡ Nick FitzGibbon of Coldwell Banker Neumann.

โ€œAdd in the energy efficiency, the commercial zoning, and the incredible shop, and itโ€™s a place that works just as well for living as it does for building a future.โ€
